Qualifications:
- A Bachelor’s degree in Business Administration / Economics / Engineering
- 8 to 10 years experience in a related field with at least 4 years experience in a managerial role
- Excellent knowledge in Saudi Arabia Real Estate market

Key Responsibilities:
Strategy and Business Planning Input
- Contribute and participate in the development of the company’s development plans to ensure that all targets are met within or ahead of the set time frames
- Lead the development and implementation of a comprehensive departmental annual plan (long and short term goals, objectives and programs) and budgets
- Manage allocated annual departmental budget by controlling expenditures, cost reduction initiatives, and reporting variances versus budgeted to ensure effective cost management practices
- Develop, implement, and monitor objectives and KPI’s that are aligned with business goals and identify and allocate the resources necessary to support the department strategic plans and objectives
- Study and analyze positive and negative deviations and suggest solutions to improve performance and results
- Develop, monitor and implement departmental policies and procedures
Market Analysis & Feasibility Studies
- Manage and monitor the market research process for targeted key locations in line with the company’s expansion plans
- Utilize all available market data, systems, and tools to identify overall market potential, trade areas, and prime locations
- Develop and manage the Profit and Loss model for all potential new sites in collaboration with concerned management and departments
- Ensure that all required studies, reports, processes, and/or approvals required internally or by company are consistently adhered to in a timely manner
Site Sourcing & Negotiation
- Coordinate with the company’s Middle East Head Office on required licenses and approval for expansion and development
- Identify and coordinate with external Real Estate agents to search for and secure new locations
- Oversee the optimal development of site layouts for all potential new locations in collaboration with Construction department
- Oversee the securing, renewal, and/or relocation of all organization housings in line with the set plans, standards and requirements of the HR & Compliance department
- Regularly monitor the “R/E Inventory List” to ensure that it contains adequate number of potential locations to meet the company’s growth plans
Relationships Building
- Ensure compliance with company standards in selecting and dealing with landlords in coordination with Director of Property Management
- Oversee the negotiation process with all landlords to obtain the best rental rates and ensure that all terms and conditions are to the best interest of the company
- Identify and continuously develop and expand the list of potential investors and partners
- Establish and maintain healthy relationships with all landlords, brokers, investors, etc.
People Management
- Generate commitment, motivation and enthusiasm for the department and the company as a whole
- Provide clear direction, prioritize tasks, assign and delegate responsibility and monitor the workflow of the department
- Plan, manage and review individual performance and provide regular feedback, development opportunities and coaching, taking prompt action where necessary
- Provide opportunities for department members to suggest, participate and contribute to improvement, innovation and knowledge sharing initiatives
- Ensure department employees comply with the company’s policies and processes
About the Role:
We are seeking a Real Estate Director to oversee, direct, and monitor the analysis, identification, selection and securing of the company’s real estate in order ensure business goals are attained and revenue generating opportunities are capitalized.
